Schroders Capital’s real estate team today announces a significant lease agreement with local healthcare provider Mehiläinen Group. This collaboration will transform an office building, held by Schroders Nordic Real Estate Fund (SNREF), into a modern home catering to high-quality living for elderly residents.
Located at Paciuksenkatu 27 in Helsinki, Finland, the property is set to feature 80 comfortable rooms and multiple facilities designed for the provision of elderly and disabled support services. The refurbishing work is expected to be completed by early 2026.
The venture will accommodate Mainiokodit and Onnikodit, two integral divisions within Mehiläinen Group, a well-known and highly respected private provider of social and healthcare services, offering comprehensive high-quality services in Finland and internationally. Mainiokodit aims to offer a nurturing home for 63 elderly occupants. Onnikodit, meanwhile, will dedicate 17 uniquely designed residential areas for disabled occupants, promoting a space of individuality and community.
The property will also house an extensive multi-purpose space, a rooftop terrace and a sauna, providing residents with engaging social spaces and relaxation opportunities.
The property's strategic location in Meilahti, close to Helsinki’s city centre, will provide convenient access to city amenities and transport links for visitors. The aim is to facilitate a harmonious blend of quality living, care and town-life for the elderly and disabled residents.
This new partnership clearly demonstrates the value-add strategy of SNREF. By identifying and enhancing the potential of strategically situated assets, the fund demonstrates its capacity to generate value for investors while exhibiting the firm’s commitment to sustainable and socially responsible investing.
